Bally’s secures $940M for Chicago casino, reveals new design

Bally’s Corporation secured $940M financing from Gaming & Leisure Properties to develop Bally’s Chicago, a $1.7B casino complex on the Freedom Center site in River West, Chicago.

Bally’s has introduced a new funding arrangement and adjusted their site layout for a planned Chicago casino. The hotel tower’s relocation to the southern site aims to avoid city water infrastructure, pending city planning approval. This move is part of Bally’s efforts to assure stakeholders and officials of their financial capability to finish the project. Planned features for Chicago’s first casino include an exhibition hall, a 500-room hotel, a large theater, numerous dining options, and extensive gaming facilities overlooking the river.

George Papanier, The President of Bally’s Corporation said:

“We’ve been working hard in the background to restore the full hotel tower for Bally’s Chicago Casino and absolutely intend to meet the September 2026 opening date as planned,” said George Papanier, President of Bally’s Corporation. We are also happy to announce that Gaming and Leisure Properties has agreed to finance this entire development in a single phase to ultimately deliver a better project in a more efficient manner.”

Last Friday, July 5th, Bally’s acquired the former Tribune Publishing site at 777 W. Chicago Avenue. This week, Brandenburg Industrial Service Company, the demolition contractor for the project, commenced site preparation for demolition.

George Papanier added:

“With keys to the property in hand, the new financing secured, a site plan that exceeds the original, and demolition set to start this summer, let there be no doubt that Bally’s Chicago Casino and Hotel will soon rise up along the Chicago River.”

In September, a temporary facility opened at Medinah Temple with plans for a permanent casino by September 2026. Earlier this year, Bally’s faced challenges, including relocating the hotel tower due to concerns about municipal water infrastructure.

Despite financial hurdles, Bally’s secured funding through partnerships and transactions, aiming to complete the $1.7 billion project, which includes a 500-room hotel, a theater, restaurants, and extensive gaming facilities. The development is expected to create thousands of jobs and add to Chicago’s architectural legacy along the riverfront.
